Seven Reasons Why you need FREE Buyer Representation!

When you walk into a sales office of a new condominium project, you are not being represented by a buyer’s agent. The sales staff is employed by, and representing, the seller. It’s important to have an Accredited Buyer’s Representative to act on your behalf. You may be led to believe that you will get a better deal if you use an onsite  staff person, but this is simply not so. In fact, in many cases you come away making a better deal because you’ve got an Accredited Buyer’s Representative  with your best interests in mind, negotiating hard for you. When we show you property, here is what we do to make sure you are not paying too much:

  1.  We have “insider” information from living and working in downtown Bellevue! This  sets us apart from other agents. We  know the right questions to ask to make sure that you are located in the best spot in the building of your liking. Need better parking spots? We’ll try and get them for you. Are you located next door to an existing renter instead of a homeowner? We get these questions answered for you  and numerous other unconsidered questions that may not have crossed your mind, but in the end are very important!
  2. We have access to pending and solds for the building you are considering. We gather this information  from the multiple listing service as well as county recorded closed sales. We compile this  to  compare pricing, terms and conditions on other sales in the building and in the surrounding area to make sure you are not paying too much.
  3. We analyze the home owner dues and utility costs in comparison to other buildings.
  4. We guide you through the lending process, leading you to your best fit and rates, assisting you in understanding all of your closing costs.
  5. We point out any long term situations affecting the building (i.e. future development or assessments) that you may need to be aware of in your selection process.
  6. We are present at  the walk-thru and inspection of your unit and mitigating any repairs needed.
